When you decide to move elsewhere or sell your unit, you must notify Lifestyle Estates and they will organise the sale on your behalf. The price will be determined by market forces and recent sales.
On your departure from Lifestyle Estates, your exit fee is determined depending on which purchase option you choose.
(A) If you choose the standard option you receive 60% of any capital gain. Your exit fee or deferred management fee is calculated as follows - 5% per year for six years, giving you a maximum exit fee of 30%.
(B) If you choose the Seniors Discount you receive 60% of any capital gain. Your exit fee or deferred management fee is calculated as follows - 8% per year for five years, with 10% on the sixth and seventh years, giving you a maximum exit fee of 60%. .
(C) If you choose the No Capital Gain and Seniors Option, your exit fee or deferred management fee is calculated as follows - 10% per year for a total of six years, giving you a maximum exit fee of 60%.
(D) There are selling fees, refurbishment fees and any outstanding fees that will be deducted on departure. This exit fee is based on the ingoing contribution of the new resident.
